Vantage Capital Group is a partner in this joint venture with Crown Bay Group. This 1974 office building, purchased in July of 2016, has a total surface of 83,000 square feet over six stories. The property is easily recognizable thanks to its unique design and is a local landmark. It is strategically positioned on the west side of Atlanta along Interstate 20, seven miles from downtown in an area virtually void of any office space competition. There is a strong interest in leasing space in the building but the real value play is in redeveloping the entire site. The property sits in the middle of a series of lots with owners willing to sell. The combined properties would make room for much-needed neighborhood amenities, such as retail space, housing and a new gas station. The building itself would remain and be modernized to the latest standards in order to attract larger anchor tenants. Partner Crown Bay Group is in talks with several developers interested in undertaking such a project. Vantage Capital Group is remaining in the partnership as part of its long term vision to become a ground-up developer. The fate of this site should be decided in the first half of 2018 and the work will start later that same year.
